What to look out for when purchasing contents insurance for a rental property?

Although contents insurance is not compulsory for rented accommodation, it is advisable. With contents insurance, you ensure that your (valuable) possessions are properly insured in the event of damage due to fire or theft, for example .

Whereas with an owner-occupied home you also have to deal with building insurance, this is not the case with rented accommodation. This is taken care of by the landlord. Therefore, you only need to take out contents insurance for your rented property.

Home contents insurance cover for rented property

With a contents insurance you are insured for damage to your possessions. The coverage of a contents insurance includes all movable items in your rental home. Movable property is property in the house that can be moved. For example, your couch, bed and television are part of your household effects. A kitchen is not part of the contents because it cannot be moved without damaging the house. You have to take out building insurance for this, but as it is rented accommodation, the landlord takes care of this. Floating parquet, for example, is part of the contents, but glued parquet is not. In principle, you can adhere to the following rules:

  • All items in the house that are not fixed and can therefore be moved without damage are covered by the contents insurance.
  • All items in the house that are fastened with nails and can therefore NOT be moved without damage are covered by the building insurance.

Tenants' interest

If you rent a house, you have to deal with tenant's interest. The tenant's interest includes all improvements that you make to the rented property but leave behind when you move out. A new bathroom or renovated kitchen is difficult to take with you. However, you have paid for these improvements yourself and they are therefore officially your property. With an owner-occupied home, belongings attached to the house are covered by the building insurance. With a rented house, however, you do not have your own building insurance. Through the tenant's interest you can therefore include these items in your home contents insurance. The tenant's interest also includes improvements to the house that a previous occupant may have made and that you have taken over against payment. Often a maximum amount applies to the tenant's interest.
