Costs of building insurance

Building insurance premiums are based on a number of different factors, so they are different for everyone.
The things taken into account are:

  • the type of dwelling
  • the construction of your house (the roof and the walls)
  • the reinstatement value
  • The selected coverage
  • the own risk
  • place of residence/region of residence

For special properties, conditions and premiums may differ.

How do I calculate the value of my building?

When taking out a building insurance, the value of the building has to be determined. This is the reinstatement value of the house. This is the total amount needed to rebuild the house in the same condition.

A rebuilding value meter can help you calculate the rebuilding value of your building in an easy way.
To determine what it will cost to rebuild your home after it has been lost due to damage, the rebuild value meter can be used.

The foundation of the house is not included in this. If the foundation is damaged, a new foundation will have to be made when the house is rebuilt. With most building insurance policies you can have the foundation insured, for a certain additional premium.

An insurer will ask you to fill in the reinstatement value meter every 5 years in order to maintain the guarantee against underinsurance. If you move house, you will also be asked to do so.

Home insurance costs

When comparing different providers, it is important to ensure that the policies are comparable in terms of content and coverage. A low premium does not automatically mean poor cover and vice versa. A high premium does not always mean the best coverage.

The premium of your building insurance may change when you move house or when the reinstatement value of your home increases. In addition, the cost of your building insurance may change when insurers compare the total burden and total premium income. This happens once a year and can cause your premium to increase. The adjustments to the premium will be made per contract expiry date.
